With 744 square feet of interior space arranged in an L-shaped layout, the 700L is ideal for use as a guest home, rental unit, small family dwelling, or retirement retreat. Its single-story design makes daily living simple and accessible, while its strong structural envelope and climate-ready systems ensure lasting performance in all conditions.

Designed with natural light, thermal comfort, and functional flow in mind, the 700L includes high-performance insulation, an airtight build, and a zoned heat pump system for year-round comfort. Though smaller than the 900L, it features the same durable materials, prefabricated quality, and on-site roof options that define the BaseStation series.

The kitchen and living space share an open plan, with smart cabinetry, countertop workspace, and room for a cozy seating area or compact dining table. Three large windows and a tall casement egress window allow natural light to fill the main living zone, while the L-shaped design creates a central courtyard—a private outdoor extension that enhances everyday life.

The two-bedroom wing includes one larger bedroom with a full closet and generous windows, and a second, smaller bedroom well-suited for guests, children, or a home office. A full bathroom with a tub-shower combo, linen closet, and stacked washer-dryer provides comfort and convenience in a space-efficient layout.

The BaseStation 700L is a 744-square-foot, two-bedroom home that seamlessly blends indoor and outdoor living. Its L-shaped design creates a natural courtyard, offering a private outdoor space perfect for relaxation or entertaining.

Inside, the home expands on the efficiency of the BaseStation 400, providing:

  • A larger living space with an open, airy layout

  • A full kitchen with a 6' × 30" peninsula, adding workspace and casual dining

  • A bathroom upgrade featuring a shower-tub combo, a linen closet, and a stackable washer-dryer

With bright interiors, optimized space, and a courtyard-focused layout, the 900L enhances livability while maintaining a compact, energy-efficient footprint.

Base Station 700L Specifications

  • The BaseStation 900L is composed of two prefabricated modules:
    – The Living Module: 25 feet long × 12 feet wide × 9.5 feet tall
    – The TWO Bedroom Module: 37 feet long × 12 feet wide × 9.5 feet tall

    Each module is delivered separately and installed on site to form a distinctive L-shaped layout. The overall footprint fits within a 37-by-37-foot square, creating a generous 25-by-25-foot courtyard space where the two modules frame an outdoor room.

    This courtyard becomes a natural extension of the home—ideal for entry, gathering, gardening, or even parking. It’s one of the most compelling features of the 700L: a private exterior zone, architecturally defined, without increasing the unit’s square footage or cost.

    At 744 square feet, the 700L meets ADU requirements in cities like Burlington, Vermont, making it an ideal choice for infill housing, multi-unit development, or long-term living with room to breathe.

    Wall and Ceiling Panels
    Garnica Performance Ultra-Smooth Plywood – Manufactured in Spain from sustainably harvested poplar plantations in Spain and France, this ¾-inch plywood offers a lightweight yet stable and strong structure. Its ultra-smooth, primed surface resists telegraphing, delamination, and swelling, and includes built-in anti-mold technology.

    Health-Conscious Material – CARB / US EPA TSCA Title VI ULEF certified for low formaldehyde emissions and a healthier indoor environment

    Paint Finish – Standard paint colors are available and can be selected during your unit customization process

    Advantages Over Drywall
    Durability & Stability – Unlike drywall, Garnica plywood provides lateral stability and shear strength, eliminating cracks during transportation or installation
    Ease of Customization – ¾-inch plywood makes it easy to mount shelves, fixtures, and artwork without needing backing or blocking
    Improved Comfort – The natural properties of plywood offer a warmer touch and can contribute to enhanced thermal performance compared to drywall

    BaseStation interiors are designed to be resilient, beautiful, and functional—built to age gracefully with everyday life.

  • Site Prep Recommendations

    To ensure a smooth and secure installation, the following guidelines are recommended for the BaseStation 700L:

    Foundation Type – Can be installed on either precast concrete piers, helical piers, or a standard full foundation, depending on site conditions and project goals.

    Recommended Support28 piers total for pier-based installations.

    Elevation – Unit should be set a minimum of 24 inches off the ground to allow proper access for utility connections and airflow.

    Insulated Crawl Space – For pier installations, we recommend creating an insulated and heated crawl space beneath the utility portion of the modules. Waste plumbing is connected underneath and must remain protected from freezing.

    Stone Pad – A 4–6 inch crushed stone pad should be laid beneath and around the perimeter of the unit to ensure drainage and long-term stability.

    Site Work ResponsibilityAll site work, including foundation, excavation, utilities, and permitting, is the responsibility of the client and their general contractor.
    Up End This does not provide site services directly but will coordinate closely with your GC, offering all necessary specs and support to ensure a successful install.

  • Delivery & Installation

    Delivery Logistics
    The BaseStation 700L is delivered in two separate modules. We work with experienced rigging and crane partners to coordinate transport and placement of your unit. The open sides of each module are fully weather-wrapped for transport and protected during transit. Once on site, the modules are joined using structural GRK lag screws at designated connection points for a secure, permanent installation.

    Delivery Costs
    The cost of transport and crane services is not included in the base unit price and is paid directly by the customer to the rigging and crane providers. These costs vary based on distance from Johnson, Vermont, site access, and crane capacity.

    Up End This will coordinate with your general contractor and the rigging/crane team to ensure a smooth delivery. We are on site during the entire install process, and that time is included in the base unit price.

    Up End This charges only for mileage based on delivery distance. No additional labor or coordination fees are added at this time.

    Site Review Process
    Delivery planning is discussed early in the design process to confirm that access and install feasibility align with your site and budget. We begin with a virtual site visit. After a deposit is made, an optional in-person site visit can be scheduled, especially for more complex or nearby installations.

    Timing & Insurance
    Depending on distance and site complexity, delivery and crane work may take one or two days. In some cases, both modules can be placed in a single day.
    The transport company provides insurance coverage during transit, and road permits are managed and billed directly by them.

  • Optional Upgrades for Exterior Finish
    Roof and siding options are not included in the base module price and are offered as customizable upgrades. Pricing for these options is currently in development and can be discussed as part of the purchasing process.

    Buyers always have the option to install their own roof and siding systems on-site, using the prepped and fully sheathed base modules as a starting point. For those who prefer a streamlined approach, we offer high-performance exterior solutions built for Vermont’s climate.

    Roof Options
    Two primary roof configurations are available: a Shed Roof and a Gable Roof, both designed to work seamlessly with the BaseStation system.

    Roof structures are constructed using a hybrid approach—key components are fabricated in the shop and delivered to the site, where the roof is assembled in one to two days, depending on module size.

    Each roof includes:
    R-67 insulation total (R-45 in the structural deck plus R-23 installed on site)
    ZIP System roof sheathing with sealed, taped seams
    Corrugated metal roofing with matching trim and drip edge

    These roof systems are engineered for thermal performance, speed of install, and long-term durability in all seasons.

    Siding System
    Our siding upgrade begins with 1.5-inch Rockwool Comfortboard applied around the full envelope for continuous exterior insulation. A ventilated rainscreen system is installed over the insulation, creating space for the siding material to dry and breathe.

    The standard siding material is ¾-inch Garnica DuraPly, a high-performance plywood panel built for exterior use. Manufactured from sustainably harvested European poplar and bonded with weather-resistant resins, DuraPly offers:
    Dimensional stability and high impact resistance
    Weather, fungus, and insect durability
    Low weight for easier handling
    Toxin-free construction with no added formaldehyde

    Each panel is:
    Edge-sealed with marine-grade epoxy
    Coated in a high-grade exterior enamel paint
    Offered in a range of colors
    Rated for 30-year exterior performance
